Arizona has become a popular retirement site because of its sunny days and low humidity. If you decide to purchase a home in the state, make sure to hire a Arizona home inspector to perform a home inspection of your potential dream home. Arizona home inspectors will provide you with a thorough picture of the condition of the home you want to purchase that will, hopefully, assure you there are no hidden problems.
You can make an offer on a home, but make sure that you make the purchase contingent on an acceptable home inspection. You’ll then have 10-15 days after the offer is accepted to have the home inspected. Some inspectors may be busy so don’t delay arranging for an inspection.
Make sure that any Arizona home inspector you hire is licensed by the state through the Arizona Board of Technical Registration. To be licensed, a home inspector will have completed 80 hours of training with a licensed post-secondary school and will have shown evidence of performing at least 30 parallel home inspections with a licensed Arizona home inspector. An Arizona home inspector must also pass a national home inspectors exam and be insured and bonded.
For an additional level of professional certification, you can check to see if the home inspector is a member of the Arizona Chapter of the American Society of Home Inspectors. To be a member, the home inspector must have experience equal to at least 250 paid home inspections; be in compliance with the ASHI Standard of Practice; passed two written exams that show a mastery of building systems, building components, and the diagnosis of building defects. Members also have to complete 20 hours of continuing education each year.
The cost of your home inspection will vary depending on the size of the home and where it is located. Some Arizona home inspectors will also have surcharges for extras like a pool or spa. However, most Arizona home inspections will run between $300 and $400 for an average-sized home.
Before hiring a home inspector, ask for a description of what the inspection will include. Make sure your home inspection will examine the entire structure; exterior surfaces including the siding, decks and soil grading; roofing; plumbing; electrical system; heating and air conditioning system; interior surfaces; insulation; ventilation; fireplaces and chimneys. This should all be presented to you as a written report when the home inspection is completed.
TThe report may recommend further evaluation of troubling items, but it will be up to you to look over the report and decide what, if any, problems found are “deal breakers.” You can also use any problems as a negotiating tool to get a price break or have the home owner fix the problem before the purchase is final on your Arizona home.
