Whether you’re looking to buy or sell a home in Louisiana, a home inspection by an experienced home inspector is an essential step toward protecting your investment.
A home inspection is an assessment of a house from the roof to its foundation. The home inspector visually evaluates the home’s systems and components, checking for wear and tear, maintenance and safety. For home buyers, inspections provide insight into the condition of the house they are looking to purchase, and may identify any major repairs and possible safety issues. Louisiana home inspections also benefit potential sellers by providing them with the information they need to make any necessary repairs prior to listing their homes.
Louisiana has specific regulations pertaining to the certification of home inspectors. In 1999, the state enacted the “Louisiana Home Inspectors Licensing Act” and created the Louisiana State Board of Home Inspectors (LSBHI) within the Department of Economic Development. This board established licensing qualifications for home inspectors. To become a licensed Louisiana home inspector, applicants must be at least 18 years old and have completed high school or its equivalent. Applicants must also show proof of completing at least 120 hours of instruction, including 30 to 40 hours of course work containing actual practical inspections. For license renewal, home inspectors must show proof that they have completed 20 hours of continuing education.
Once you’ve put together a list of potential Louisiana home inspectors, make sure they are licensed by the LSBHI. Ask for proof of Errors and Omission insurance as it’s a Louisiana state requirement. Find out how many inspections they have performed and how long they have been a professional home inspector. Choose an experienced home inspector who is familiar with the aspects of home construction, safety and maintenance.
You are not required to be present on the day of the home inspection. However, it’s recommended as it will give you an opportunity to observe the home inspector and ask questions regarding the home’s condition and how to maintain the property. During the inspection, the home inspector can also demonstrate how the breakers, appliances and plumbing work. Keep in mind that at the time of the inspection, as well as for a reasonable time thereafter, it is unlawful for a home inspector to solicit services on a home they have inspected.
In Louisiana, a home inspector has five calendar days to provide you with a written inspection report. This report should detail any major repair items or potential hazards as well as any issues on the property itself. If your Louisiana home inspector identifies any problems, the home inspection report will provide you with the information you need to make an informed decision as to how to proceed with the property. If the home is in good condition, the Louisiana home inspection report can be kept for future reference.
