Buying a new home, or putting your house on the market, can be a demanding process. That is why it is critical to have a qualified Oregon home inspector conduct a thorough home inspection of the property at hand. Home inspectors have the capability and know-how to spot any number of issues during home inspections that you, as the buyer or seller, should be aware of before going through with any action.
By hiring a certified home inspector you will be safeguarding yourself against future costs and surprises. Home inspectors will look for problems, or potential problems, during home inspections that an untrained eye might not see. In being aware that the roof needs fixing, or the electric system has to be reworked, you as the buyer can negotiate the costs associated with those repairs into your buyer’s agreement. Or, as the seller, you can fix these setbacks before putting your home on the market, boosting your asking price and potentially quickening the sale.
In order to unearth any problems with a property, a home inspector will conduct a thorough examination of both the interior and exterior of the property. They will also scrutinize the foundation, the heating/cooling/electrical systems, the roof and several other details of the property. For a complete list of what they will be looking for, go to the Oregon Construction Contractors Board (CBB) website at www.oregon.gov/CCB/. After conducting home inspections, a home inspector will provide you with a report of all findings. This will aid you in determining what elements of the property need further attention before buying or selling.
Because of the trust you are putting in the hands of your home inspector, you want to ensure the person you hire is knowledgeable, dependable and well trained in home inspection. Fortunately, Oregon holds home inspectors to high standards to obtain certification from the CBB. This certification is what allows them to conduct Oregon home inspections. To be approved for certification, a home inspector must pass a comprehensive test and own/be an employee of a CBB-certified business. Once they are certified, an Oregon home inspector must also continue his or her education by attending classes.
If you’re looking for further proof that the home inspector you hire is worthy, check to see if he or she is a member of a nationally recognized home inspector organization, like the American Society of Home Inspectors. Such organizations also require inspectors to prove their ability in order to become a member.
Hiring a certified home inspector will give you peace of mind that your purchase, or property for sale, is in top condition and that previously unseen costs have been taken care of and won’t sneak up on you in the near future.
