Certification as a home inspector in the state of Rhode Island is a two-step process. Candidates must start as associate home inspectors working under the direction and supervision of a licensed home inspector. The associate inspector must assist in no less than 50 home inspections and pass a written exam.
To upgrade to a licensed home inspector, the candidate must serve a period of at least one year as an associate home inspector and perform no fewer than 100 paid home inspections. Or the candidate must have been a licensed or registered inspector in another state or states for at least five years. Additional requirements include passage of an examination and possession of errors and omissions insurance as well as a liability policy totaling a minimum of $250,000.
In Rhode Island, home inspections and licensing are the responsibility of the Department of Administration Contractors Registration Board. For further evidence of reputation, ask your prospective home inspector about membership in one or more of the leading associations for home inspectors. These include the American Society of Home Inspectors (ASHI) and the National Association of Home Inspectors (NAHI).
The advantages of getting a home inspection are obvious to the home buyer, but sellers also benefit. It's a clear advantage in this challenging real estate market for home sellers to be able to offer full disclosure of all existing problems. An inspection before your house goes on the market can inspire greater buyer confidence and could yield a quicker and smoother sale. Besides, isn't it better to know your home's defects before anyone else? Armed with this information, you could hire a contractor to correct problems even before the for-sale sign is posted, or figure known defects into your asking price and willingness to negotiate.
An interior and exterior inspection by a licensed home inspector should reveal the condition of a home's roof, foundation, fireplace, attic, HVAC system, visible insulation, wiring, plumbing, windows and doors and other structural elements.
A properly conducted inspection of a home of average size should take somewhere between two and four hours (or longer if the home is much larger than average or if it's older or in suspect condition). Ask upfront about cost and the timing of your written report, which should generally be at least ten pages long.
