Texas home inspectors are required to be licensed by the Texas Real Estate Commission. A Texas home inspector must meet stringent educational requirements set forth by TREC. In addition to passing courses in home construction and building code requirements, Texas home inspectors must pass courses in running an inspection-related business as well as legal, report writing and ethics courses. Once initial educational requirements are met, before any home inspections may be performed, inspectors must pass licensing examinations to measure their competency in subject areas as required by the Texas Occupations Code.
Home inspections include a thorough inspection and report regarding the condition of all structural; electrical; heating/ventilation/air conditioning (HVAC); plumbing; appliances; and optional systems, including: lawn sprinkler systems, swimming pools, hot tubs, outbuildings, outdoor grills, water wells and septic systems. Texas home inspectors are required to use a specific Property Inspection Report Form to ensure that all required items have been properly inspected and any deficiencies reported. They are also required to maintain a high set of professional and ethical standards and a minimum number of continuing education credits. This ensures that your home inspector stays abreast of all new building codes, laws and requirements.
