As a homeowner or prospective buyer of a home in the state of Wyoming, you need to know that residential home inspections are voluntary. Despite this fact, it is imperative that you are aware of the benefits of having a certified home inspector conduct a thorough home inspection on the property you are buying or selling. Hiring one of the many home inspectors in the state of Wyoming to do so could ultimately save you thousands of dollars in the long run.
It is critical to note when looking for a Wyoming home inspector that there are no regulations or licensing standards for home inspectors in the state. There are also no guidelines they are required to follow, nor are there standardized forms they are required to provide you with. Because of this, it may be in your best interest to hire a home inspector who has taken the time to become a member of an established industry association, such as the American Society of Home Inspectors (ASHI) or The National Association of Certified Home Inspectors. These associations require potential members to prove their knowledge by taking tests and meeting specific standards in practice to become a promoted member. So, without having the backing of a state license from the home inspector you hire, you will at least have the comfort of knowing that someone hired from one of these organizations has proven knowledge and skill in the arena.
After determining a home inspector’s qualification, what other qualities should you look for in a dependable? Ideally, you want someone who is personable, experienced and able to communicate the results to you in an understandable manner. You can also check their experience and service by asking for a list of past client references. These references will be able to provide you with insight on and inspector’s work doing Wyoming home inspections.
A quality home inspector will produce a report for you that leaves no doubt about the condition of the property being inspected. Photographs, checklists, narratives and summaries, including lists of safety concerns and physical defects, will be delivered upon completion of the work of the home inspector. In a clearly written home inspection report, it can easily be determined what items should be addressed and considered for repair.
The confidence and security that result from a thorough home inspection, more than compensate for the expense. Frequently the seller will make minor repairs prior to the sale, or the sale price will be re-negotiated based upon the report of the home inspector.
